A hint to detect scammers: Most London agencies you'll find are completely legitimate. However we've heard of a few scammers who offer apartments that are not real. Scotland Yard offers the following tips:
Private tourist organizations: several people have asked if we're members of an organization called the British Tourist Authority. We don't know where they have read this advice, but we took time to research this and there is no organization called 'British Tourist Authority;. There is an organization called VisitBritain.com which appears to be a private organization that charges a high annual fee to advertize on their site. While the apartments are described on their application forms, they are not all personally viewed by employees of the company. Whatever agency or apartment you choose, we think that word of mouth and excellent recent reviews are the most valuable tools for comparing options.
Simple: we only select quality apartments in the best locations in central London. You are making a major investment in coming to London; and we believe that where your stay is the most important factor. Nice apartments in the best and safest locations are hard to find and that is why our selection is small. But we won't compromise on our standards.
That's easy to answer; remember that whatever price you are quoted for a hotel room, add taxes supplement internet rental, premium phone chares and of course, the costs of eating out for every snack or meal plus tip. You'll see why staying in an apartment is a better option.
Enjoy shopping at the local supermarket and eat at home or enjoy meals out as often as you like. Internet service is free and there are no additional taxes on the rental price. You'll have the comfort of a living room and kitchen so you can enjoy time at home with friends and family.
For larger groups, our holiday flats allow you to share a space, rather than having to be divided amongst several hotel rooms. For couples, they provide privacy, intimacy, and the ideal setting for a romantic vacation in London.

We receive hundreds of requests a year inquiring about discounts or free stays in exchange for media coverage. Marketing research indicates that travelers put their trust in media that adheres to a code of conduct that prohibits press coverage in exchange for goods and services. These publications, websites and blogs require that writers travel anonymously and pay their way, as would any other traveler, in order to obtain an authentic experience so that they can provide bias-free coverage. Unfortunately we do not offer discounts or free stays to media that uses a "pay to play" approach. We do not allow our properties to be used for movies or TV commercials.
The rental price includes utilities, sheets and towels, free high speed internet, taxes etc. There are no extra fees or commissions but we do charge you for your personal phone usage.
There is a fully refundable security deposit equal to one half of one week's rental* which is refunded promptly on departure. We have never had a problem or issue with our hundreds of guests, nor retained anything for minor breakage such as wine glasses, but we must protect our owners just in case.
*long term rentals require a slightly higher security deposit, all of which is fully refunded shortly after your departure.
There are no additional charges, except for your personal phone usage.
Yes, the price includes all taxes, VAT and there are no additional fees.
For security reasons, we don't list the full address on the website, but each property listing features a close up of location on Google maps. Please feel free to ask the exact address when you enquire so you can zoom in on the building itself. When you reserve we send an apartment information pack with full information about the apartment including address, phone number and closest tube station.
Our minimum stay is for seven nights. For extra nights beyond the first week, we simply charge the pro rata nightly rental rate.
Stays of less than one week: We only accept bookings for fewer nights if we are close to your travel dates and if there is a gap of a few nights between renters.
We are generally booked off and on all year so there are few gaps for long stays. We can happily refer you to other agencies who offer long stays.
No, you may arrive any day of the week as long as we have availability and you schedule to depart a week or more later. We think this allows you to get the best travel fares.
It's a difficult question to answer, but the best apartments are booked up to a year in advance, often by returning guests. We recommend that as soon as you have your vacation dates, you contact us for availability. Sometimes we have last-minute cancellations, so please don't hesitate to contact us and ask.

We strongly encourage you to take out adequate insurance to protect you in the event you need to cancel, failure to do so could be a very expensive economy. When you book you can download travel insurance forms (one with and the other without medical coverage) from Travelex. Travelex is one of several vendors, we're happy with them, kids are covered free, but please feel free to make your own decision as to insurance vendor,
No, absolutely not. The apartment you rent from us is exactly where you will stay. Each apartment is unique and located in a slightly different location so it would be unfair to switch or offer another one at the last moment.
We have heard of this happening with a few London agencies and we disagree completely with this practice. Please note that very rarely we have had a problem with an apartment, i.e. noisy building works in the adjoining apartment or a plumbing such as the heating going out -- but we will notify you immediately. We will either offer another apartment and a refund if it costs less or upgrade you at no additional fee. Alternatively, we will offer a full refund if you are not satisfied. These situations are rare, only occurring twice in the past five years, but the choice will be yours.
Please email us to confirm availability and when you are ready to book, let us know. We will send you detailed instructions on next steps. We ask for 50% payment now and the remainder of the payment plus refundable security deposit 90 days before arrival. If you are arriving within 90 days, then we ask for full payment now.
Security deposit: There is a fully refundable security deposit equal to one half of one weeks' rental. The purpose of the deposit is to cover us for potential damage to property and for phone usage. Frankly, we have almost never had to retain anyone's deposit and we have never had a dispute. We are prompt in refunding it as soon as possible, generally when we can check the phone charges from British Telecom.

We know what it's like to arrive in London after an all-night flight so we try to be as accommodating as possible. Officially, our check-in time is 3:30 p.m., and check-out time is 10:00 a.m. the day you depart. However, the departing guests generally don't mind if you drop your luggage at the apartment early, as we have generally accommodated them when they arrived early. We do need time for our cleaners to thoroughly clean the apartment; therefore, we ask you to take a walk, have a café or lunch, buy your groceries, explore the neighborhood, and to return later.
If you have a flight arriving extremely early in the morning, many guests rent the apartments beginning the previous day, so that they can get right in, knowing that the cleaning will already have been done.
For late arrivals, we recommended a trusted driver who will meet you at the airport, can pick up the keys earlier in the day and let you into the apartment.
Easy: when you rent one of our London apartments, a friendly greeter will meet you at your apartment to personally welcome you and provide you with a set of keys. They will help in every way that they can: from explaining how to use all of the appliances to shopping and restaurant ideas in the neighborhood and fun things to do in London. Importantly, our manager is available 7 days a week to answer any questions you may have.
We studied the idea, but it wasn't as easy as it sounded. Keys can be complicated and we don't want you to arrive in London and then struggle to get into your front door! In addition, you must mail them back on your return by physically going to the post office and insuring them; you can't simply drop them in a mailbox. If the keys are lost, you will be charged to replace them.
We think our system is better: be greeted by our helpful team when you arrive, get a full briefing on how the apartment works, ask as many questions as you like and simply ask you to leave the keys in the apartment when you leave and our management will pick them up when they do the checkout.
Yes and we're glad you asked. We've written neighborhoods guides for every apartment with information on local shops, restaurants, supermarkets, buses and tubes so you can hit the ground running. In addition, we add general information about London , from websites about museums and landmarks, discount theater tickets, theater guides to where to have high tea and shop!
Yes and this is one of the benefits of working with us. We are located in London and are at the end of a phone line should you have any questions or problems. Many of our apartments are managed by a small agency who have a dedicated team of cleaners and greeters, and with whom we have worked for many years. This level of professionalism means sheets and towels are professionally laundered and impeccably clean when you arrive.
Our apartments are completely equipped with everything from bed linens to towels, appliances, dishes, and complete cookware; we want you to feel at home in London the minute you arrive. We describe each apartment in thorough detail on our site and you will see that wherever possible, we have installed large refrigerator/freezers, ovens, separate microwaves (or combination microwaves/convections ovens when space is restricted), washer/dryers, toasters, coffee makers, espresso machines, a DVD player and free wireless internet.

Yes, absolutely. We take all of the pictures ourselves from the apartments. The pictures of the apartment are recent and are re-taken regularly by us. Guests often tell us that our apartments are nicer than the photographs on our site.
We hoped you would ask! This is our strongest point and sets us apart from most London rentals because we are not a virtual agency, but are located on the ground in London. If there is a problem, call us or our managers and we will take care of the problem asap. No time zone delays or delays to contact an absentee owner, obtain an estimate and permission to have the work done – we bend over backwards to solve the problem immediately.
Most of our apartments have a phone (check the website for details) and we provide the phone number with the apartment information document when you reserve. There is no charge to receive calls at your apartment but British Telecom charges for outbound phone calls. You'll be charged for your calls at the actual rate (unlike hotels which charge a premium to all calls). Suggestions: most guests simply hook up to the internet and use Skype or Vonage to call. Alternatively, we recommend you buy a phone card at any news agents when you arrive in London , or to use an AT&T, MCI or Sprint card for the telephone.
Yes all of our apartments offer free high speed internet.
Yes all of our properties all have central heating so you can regulate the heating yourselves.
We have heard about flats or cottages that have a meter which must be fed with coins or tokens in order to get heat, but have never seen one ourselves. We believe they are mostly located in student-type housing or in the countryside where cottages may be empty for part of the year.
London apartments are almost never air conditioned because the weather is usually too cool to warrant it. London is frequently overcast, meaning it stays fairly cool. Be sure to bring sweaters and lightweight jackets so you're prepared, because you'll generally need them. We have not had problems with excess noise or undesirable neighbors in any of the apartments we offer. In terms of real estate values, Kensington, Chelsea , Knightsbridge, and Notting Hill – where our apartments are located -- are among the most sought-after and expensive in London . The prices for studios start at $500,000, expanding to over $3 million for a mews house. The prices limit neighbors to retirees or professionals who go to work each morning, rather than carefree students.
No, but there is no need as all apartments have a fully-equipped kitchen and are walking distance to fantastic cafés, restaurants and supermarkets.

I'm sorry but we do not allow pets. Many of our guests have allergies and we try to provide an antigen-free environment.
We prefer to represent non-smoking and no-pets properties for the comfort of our guests but we can't guarantee that our properties are allergen free. There are a wide array of factors out of our control that can be allergen or asthma triggers: laundry soap, fragrances, cooking smells, nearby pets, mildew in ancient buildings, or a neighbor who smokes for which we cannot be responsible. Some properties have down feather bedding, pillows and upholstery stuffing, we cannot guarantee the ability to provide synthetic substitutes. If you need special pillows, duvets or linens washed in fragrance-free laundry soap, please request a price quote in advance of your stay so that we can see what is possible, and if necessary, purchase for your special circumstance, the cost for which will be added to invoice. In a few cases, we do represent properties that will allow a small pet, subject to an extra security deposit. Please ask about the policy if it’s not stated on the property description.
Yes! The neighborhoods surrounding our apartments are unquestionably among the safest in London so you can feel comfortable taking evening strolls after dinner. Our reason is simple: we don't believe you should arrive in London at your apartment rental after an all-night plane trip, only to find a shock when you step out of your taxi and worry about walking around on your own. The apartment doors feature quality locks and secure front doors.
Yes, absolutely! All of our apartments are a short walk from either the London underground train or the red public buses that traverse London. Being in the center of London means that your apartment is walking distance to many of the major monuments, or a short metro or bus wide away. Depending on the apartment, it is a short walk to Kensington Palace, Kensington Gardens, Hyde Park, Museum Row, the Thames River, and much more.
Important note! Many landlords advertize their properties as 'central London' It's a huge area, and we recommend you choose carefully, because taking a combination of long tube rides, trains or buses into London when there are no problems can be over an hour each way. It's a true London vacation experience to be able to walk home through building streets and parks, enjoying the many restaurants and café's that surround you… and that is what we offer.
We only represent properties that are in the most popular London areas – Kensington, South Kensington, Chelsea and Notting Hill. One simple test is to ask for the post code. If it's central London, there is generally only one number: i.e. SW7, SW3 or W8, W2 etc. If you're given 2 numbers, such as SW18, you're in the 'burbs'!
Yes, there are numerous excellent and affordable restaurants, cafés and bistros in the neighborhoods surrounding our London rentals. London has become a United Nations of cultures and you'll enjoy trying everything from Indian restaurants, to Italian, Chinese, Moroccan and more.
When you reserve, we send you a very long list of our favorite cafés, bistros and restaurants, but there are so many new ones springing up it is hard to keep up. Please don't hesitate to recommend your favorite restaurants after you leave as we like to keep our list current with the best ideas for meals, food, and wine for your next stay!
There are several supermarkets near to each apartment as well as small, family-run stores where you can purchase food or other household items every day of the week. We list them all in our information pack which you receive when you reserve.
